Considerations When Looking At Properties For Rent

Roughly 35% of the American population rents. Renters have the freedom to move around during periods of growth or transition. Furthermore, renters don't take on responsibility for repairs at the property. A renter's experience starts with the selection process. Take these things into consideration when looking at properties for rent

"Location, Location, Location"

Areas become desirable due to numerous factors, including:

  • proximity to business, entertainment, and transportation
  • school district
  • proximity to nearby cities
  • crime statistics
  • reputation

Desirable locations create demand, increasing prices. The cost of living and taxes tend to be extremely high in the most desirable locations, such as Manhattan or Beverly Hills. Renters need to find a healthy balance between optimal location and budget-friendly rentals. 

Ideal location also varies from person to person. Research neighborhoods carefully to ensure that you pick an area that fits your lifestyle and keeps you close to the things that matter most to you, such as family and work.

Size and Floor Plan 

You need to find an apartment with enough rooms and bathrooms. Before you look at property rental listings, clarify your preferences and what you will accept if need be. You'll also need to verify that you have enough square footage in each room to fit your furniture comfortably. Small bedrooms may not fit a king bed and dresser. 

Finally, you'll want to consider storage space. Does the rental come with storage for your car? Does it come with storage for large items, such as bicycles and other large items? Do you have enough storage in the closets, kitchen cabinets, and bathroom cabinets?

Amenities

Every rental includes various amenities. Some will include more amenities and better amenities than others. There are a lot of amenities available, but some of the most common ones renters want to include are:

  • security doors
  • 24/7 maintenance
  • pool or hot tub
  • air conditioner
  • adjustable heat
  • balcony
  • communal garden/grilling area
  • utilities included (garbage, water, electricity, gas, cable, internet, etc...)
  • new appliances
  • washing machine and dryer
  • dishwasher

Building Materials

Luxury property rental listings enhance design, efficiency, and comfort with high-end building materials. For example, many luxury properties have hardwood floors installed or marble counters. Some people enjoy these luxuries. Other people prefer to save money by using more traditional building materials, such as laminate flooring and counters.

You will have a lot of choices when looking at properties for rent. The options can get downright overwhelming. Identify your needs and wants to help you narrow down the listings in your budget.
