Reasons Why You Should Use A Real Estate Agent Instead Of Selling Your Own Home

Posted on

When you are planning on selling your home, you might be thinking of doing the work yourself. You may not want to pay a commission to an agent, and you think because you know your own home better than anyone else does, that it would be easier to sell it yourself. While technology has made it possible to sell your own home with the invention of apps and websites for that purpose, it isn't always the best idea.

Here are some of the top reasons why you should use a real estate agent instead of selling your own home.

You May Not Find Buyers

When you sell your own home, it's not always easy to find buyers let alone the right buyers. Some real estate agents who are looking for homes for their clients will avoid homes for sale by their owner, and buyers may not want to look at homes that aren't being sold by a real estate agent.

This is primarily to protect the interests of the buyer. There are many regulations and laws surrounding homes for sale, and when someone hasn't sold a home before, they may make mistakes, which can lead to problems for the buyer down the road. Many buyer's agents won't work with the homeowner directly unless they have an agent helping them sell the home to avoid any issues.

Often times, real estate agents will only show a home for sale by the owner if there is no other inventory on the market, or if the home is in the buyer's price range, and the home is what they are looking for.

Real Estate Agents Are Detached From The Sale

If you have lived in your home for some years and maybe your children grew up there, you could have a strong emotional attachment to the house. This can make it much harder to sell than you think it will. It can be easy to overprice the home because it means a lot to you and so you think it's worth more than it is. It's also easy to make mistakes and be picky about which buyer you should choose to buy your home, especially if there are multiple people interested.

Real estate agents are detached from the sale and don't get emotionally involved in the process. They are a step between you and the buyer and will know the real value of the home on the market so it's priced correctly. An agent will consider offers carefully and not be insulted by lower bids. And they will advise you on not being hasty with any offers that come in to either decline right away or sell too quickly.

Contact a local real estate agent if you have more questions.
