What To Look For When Buying A Commercial Property

Posted on

If you are in the market for one or more commercial properties, you will want to make sure that you are well aware of some of the important things to look out for. This will help make the buying process a lot less stressful for you, and you will be less likely to end up with buyer's remorse. To get started, read through the following:

Double Check The Zoning

Since there are so many different types of commercial property, you want to be cautious about what you are buying. If there is a commercial property that has apartments above the retail section on the ground level, you do not want to automatically assume that the building is zoned for both residential and commercial use. Those could be illegal apartments, and you would have to go through the trouble of seeing if the property can be re-zoned. Therefore, you are going to want to make sure that you are asking your real estate agent to double-check what the property is zoned as before you move forward and put in an offer.

Watch For The Perfect Location

A particular commercial property might look amazing, have everything you need, and be within your price range, but if it is not in a good location, it can be a very bad investment. You want to purchase commercial real estate in an area that gets plenty of vehicle and foot traffic, as this will increase your odds of getting plenty of attention. It would be a good idea to do a little digging to find out what other businesses occupied that space and find out why they moved or their business closed. If businesses seem to come and go a lot in that spot, you might want to continue looking for better options. It could be that it is a bad location for a lot of shoppers or clients.

Will You Be Able To Expand?

If you have dreams of growing your business, you will want a commercial property that you can build on. This means that you will have to own space around it. Otherwise, you might want to try to see if you can find a larger commercial building that will suit your needs now and will allow you room to grow in the future.

Talk with a commercial real estate agent about commercial property listings, and let them know what you are looking for. They should be able to help you find the ideal property.
