Make it Stand Out. Condominiums can seem a bit "cookie cutter" for many home buyers' tastes. You can fight this impression by working with your real estate agent to find ways to set yours apart when listing and showing it. Is it on an upper, quieter floor? Is it a corner unit? Does it have a balcony? Covered parking? Can you make the front entrance more inviting? Anything that can draw attention in a good way should be highlighted. 

Appeal to Young Buyers. One of the biggest markets for condominiums is the young family or first-time buyers. Moderately priced units in popular areas can be prime targets for young buyers if you know how to reach them. In addition to traditional listing services, you may also want to advertise your condo at nearby universities or local hangouts. And develop a list of resources that young professionals or families would find appealing -- such as a printed page in the home that lists your favorite local restaurants, theaters, grocery stores, and clubs.

Try Some Upgrades. If the market is a little tough, it might be worth your while to spend some money on upgrading a few items inside the home. Some of the best investments when it comes to condo upgrades include kitchen appliances, hardwood floors, a bathroom or kitchen remodel, or adding storage. Even as little as a fresh coat of paint inside and outside can make the home much more appealing to potential buyers. 

Price it Right. Pricing your unit is key to selling it quickly and simply. Pricing it too high can cause it to sit unsold for long enough to become stale in an upbeat market. Check out comparable units in your complex or neighborhood, then compare their features with yours. But don't expect to get the same price for a condo facing the street as your neighbor got for a condo with a garden view. Your real estate agent will be able to help with pricing, so use their expertise on the subject.
