Don't put too much money into improvements.

You may have to lower your asking price a little to attract a buyer. It's a harsh reality, but it is a strong possibility. If you've lived in your home for a while, you probably know the time of day when the neighborhood has its best "vibe." There are probably certain hours when neighbors are more likely to be loudly partying on porches or when kids are likely to be running in the streets. Try to schedule showings outside of these hours when the neighborhood is calm, quiet, and more appealing.
